MINUTES of the PINE BROOK HILLS HOMEOWNERS ASSOCIATION

July 31, 2005

The meeting was called to order at 7:05 P.M. on Sunday, July 31, 2005, bv Pam Creswell, President. The meeting was held at the Chautauqua picnic area prior to a Colorado Music Festival concert. The regular meeting place at the Pine Brook Community Center was unavailable due to construction of the reservoir.

 Minutes: Allen Saville moved that the minutes of the April meeting be approved. Suzanne Adams seconded the motion, which passed unanimously.

 Treasurer’s Report: Although Treasurer Alex Baris was unable to attend the meeting, several reports which she had prepared were distributed and accepted. Alex had noted that payment of the voluntary HOA dues was slower than in past years, with about 65% participation as opposed to the more customary 85%.

 Boulder Mountain Fire Protection District: Allen Saville, President of the BMFPD Board of Directors, reported that the district had purchased a new fire truck. There have been no fires in our district but our firefighters have gone out on dispatch to fight fires in other areas. A grant from Homeland Security has allowed the district to purchase 60 Fire Scouts (an early fire detection system) and to hire a Public Education Officer.

 Beetle Busters: Vice President Tim Triggs reported that we are now in the flight season for mountain pine beetles.  The Beetle Busters have inspected 27 properties and found beetles on only a few properties in PBH. The situation is more serious in Boulder Heights. When the flight season ends in mid September the Beetle Busters will resume inspections. Tim invited any interested resident to call for a free inspection for bark beetles or mistletoe.

 Fire Scouts: Suzanne Adams reported on the progress of installing fire scouts in the district. Fire Scout inventor RJ Smith recommended installing four fire scouts out of the district, in Sunshine Canyon, looking toward the hot, dry, fire-prone southern flank of PBH. Suzanne moved that the HOA spend up to $4000 to buy four fire scouts for Sunshine Canyon. Tim Triggs seconded the motion, which after a brief discussion passed unanimously.

 Nominating Committee: David Hummer introduced himself as both the Chair of the Nominating Committee and, in fact, the entire committee, although he noted that he had consulted widely in the search for nominees.  He nominated Mark Menagh for Vice President and Margit Mestagh for Secretary. Incumbent officers Tim Triggs (who is currently serving as Vice President), Alex Baris (Treasurer) and Pam Creswell (currently serving as President) have indicated their willingness to serve as President, Treasurer and Member-at-Large respectively. Other nominations may be made at the October meeting, when election of officers will take place. Pam Creswell noted that the HOA is also looking for committee members for the Newcomers Welcome Committee and the Social Committee.

 Reservoir: Param Singh reported that the Pine Brook Water District website carries pictures of the progress.  The reservoir construction is on schedule and might be filled by spring, with cooperating rain and snow melt.

 There being no further business, the meeting was adjourned at 7:25 P.M.
